What does less seat and supply mean? What does 12 inch rough in mean?

A. That means the toilet does not come with a toilet seat or the water supply valve on the wall that hooks up to your toilet. The rough in is the measurement of needed space to install the valve / toilet. This can be measured from the center of floor mount to the wall where the water line is installed. You will need to make sure of this distance before purchasing a replacement or new toilet.
